Matter Definitions

A matter represents a discrete, title-affecting item extracted from a document. Matters are the fundamental unit of analysis in Platted's examination workflow.

Key concept: A single document can contain multiple matters that belong in different sections. For example, a warranty deed might contain both a Transfer matter (grantor to grantee) and a Restriction matter (building covenants).

Matters can be linked to each other to show how they interact. The system automatically detects many relationships, and examiners can create manual links when needed.

How Linking Works

Automatic linking: When a Release matter is extracted, Platted automatically searches for matching Encumbrances based on:

  • Recording reference cited in the release
  • Lender/beneficiary name
  • Original loan amount
  • Property legal description

Manual linking: When automatic linking fails or finds multiple matches, examiners can manually link matters using the Link action on the matter card.

Transfer matters show the ownership history of the property.

Release matters satisfy or release existing encumbrances.
