What is Title Examination?
Title examination is the process of reviewing recorded documents to:
- Establish the chain of title (ownership history)
- Identify encumbrances (mortgages, liens, easements)
- Discover potential issues or defects
- Verify the seller has clear title to convey
The Runsheet
The runsheet is your primary tool for title examination. It presents all identified matters organized chronologically with:
- Entry numbers for tracking
- Matter types (conveyances, mortgages, liens, etc.)
- Recording information
- Status indicators (open, satisfied, etc.)
