Adding Documents to an Order
There are two ways to add documents:
Title Plant Search (Primary)
Most exam documents come from the integrated title plant. Search the plant to find and import recorded documents like deeds, mortgages, liens, and releases. See Searching the Plant.
Manual Upload (Supporting Documents)
Upload documents that aren't in the title plant, such as purchase contracts, title requests, and other supporting materials. See Uploading Documents.
Document Categories
Documents are organized into two categories:
Exam Documents
Primary title documents used in the chain of title:
- Deeds (Warranty, Special Warranty, Quitclaim, etc.)
- Mortgages and Deeds of Trust
- Releases and Satisfactions
- Liens and Judgments
- Plats and Surveys
- Easements and Restrictions
Supporting Documents
Documents that provide context but aren't part of the chain:
- Purchase Contracts
- Title Requests
- Earnest Money Documents
- Commitment Letters
- Prior Policies
Processing Pipeline
When a document is added (from plant or upload):
- Added - Document is stored in the order
- Classification - AI identifies the document type
- Extraction - AI extracts parties, dates, and legal information
- Matter Identification - System identifies chain of title entries
- Review - You verify and correct as needed
