Runsheet
The runsheet displays all extracted matters for a property, organized by section. It is the primary workspace for title examination.
Accessing the Runsheet
- Open an order from the Orders dashboard
- Click the Runsheet tab
Display Modes
The runsheet offers three density modes to match your workflow:
Compact Mode
Single-line entries for scanning large orders quickly. Shows:
- Entry number
- Matter type
- Key type-specific data (e.g., "Warranty Deed | $350,000 | SMITH to JONES")
- Recording date
- Status indicators and flags
Best for: Quick triage, identifying matters of interest, large orders with many entries.
Default Mode
Card-based layout with balanced information. Shows:
- Entry number and matter type
- Party names with role indicators
- Key matter-specific fields
- Recording reference and date
- Status badges and flag alerts
- Action buttons
Best for: Normal examination workflow, reviewing matter details without drilling down.
Comfortable Mode
Full labeled fields with maximum detail. Shows:
- Complete header with entry number, type, and document reference
- Labeled party sections (Grantor/Grantee, Borrower/Lender, etc.)
- All key fields with labels
- Detailed flag explanations with resolution options
- Full action bar
Best for: Detailed review, complex matters, training new examiners.
Changing Display Mode
Use the density toggle in the runsheet toolbar to switch between modes. Your preference is saved and persists across sessions.
Runsheet Layout
Section Headers
Matters are grouped into 10 sections based on their type:

The section header color provides quick visual identification. Section headers also display the count of matters in that section and, for Liens & Encumbrances, the count of open liens.
Each section header shows the count of matters and can be collapsed or expanded by clicking.
Matter Entry Cards
Each matter entry card is organized into visual zones:
Header Zone
- Entry number badge (e.g., #1, #15) - uses the matter type's avatar color for visual consistency
- Matter type label
- Status badge (OPEN, RELEASED, PENDING, etc.)
- Flag indicators
Content Zone
- Party names with directional flow (Grantor to Grantee, Borrower to Lender)
- Key matter-specific data (deed type, amount, etc.)
Metadata Zone
- Recording reference (Doc #, Volume/Page)
- Recording date
- Document type indicator
Relationship Zone (when applicable)
- Links to related matters
- Release references
- Flag details with resolution actions
Action Zone
- View document button
- Link action (when applicable)
- Note action
- More options menu
Flags and Alerts
The runsheet displays flags on matters that need attention:
Flag Types

Flag Severity

Resolving Flags
Use the Resolve dropdown menu on flagged matters to choose a resolution action:
- Mark Resolved - Opens a dialog to manually resolve with an explanation
- Add Document - Navigates to the Documents tab to upload supporting documents
Other resolution options available on matter cards:
- Link - Connect matters to resolve automatically
- Accept - Accept name variation as same person
- Curative - Link a curative document

Link Action Visibility
The Link action only appears when linking is relevant:

Navigating the Runsheet
Expanding and Collapsing Sections
Click any section header to expand or collapse that section individually.
Toolbar Controls:
- Expand All (chevrons down icon) - Expands all sections at once
- Collapse All (chevrons up icon) - Collapses all sections at once
Auto-Expand Behavior: When filters are active, sections automatically expand or collapse based on results:
- Sections with matching matters expand automatically
- Empty sections (no matches) collapse automatically
- When filters are cleared, sections return to their default states
Navigation Auto-Expand: When navigating to an entry (e.g., clicking a "Releases Entry #5" link), the containing section automatically expands and the entry scrolls into view with a brief highlight animation.
Filtering
The filter panel appears above the runsheet with powerful filtering options:
Search Bar:
- Type a search term and press Enter to filter
- Searches party names, entry numbers, recording references, and matter types
- Clear the search with the X button
Advanced Filters (click "Advanced" to expand):

Filter Badges: Active filters appear as badges below the search bar. Click the X on any badge to remove that specific filter.
Filter Persistence: Your filter settings are saved per-order and persist within your browser session. Navigate away and return to find your filters still active.
Filter Results: When filters are active, the runsheet shows "Showing X of Y matters" to indicate how many matters match your criteria.
Searching
Use the search box to find matters by:
- Party name (grantor, grantee, borrower, lender, etc.)
- Recording reference (volume, page, instrument number)
- Entry number
- Matter type display name
- Status
Entry Details
Click any entry to expand and see full details including:
- Complete party information with roles
- All extracted fields
- Legal description (if applicable)
- Related documents and links
- Notes and annotations
- Processing confidence scores
Document Links
Click the document reference on any entry to view the source document in the preview panel.
Chain of Title View
The Chain of Title section presents ownership transfers in chronological sequence:
- Entry numbers are assigned by recording date
- Grantor/Grantee flow shows title passage
- Name mismatches between entries are flagged
- Chain gaps (time between transfers) are identified
Follow the chain from the earliest entry to verify unbroken chain of title to the current owner.
Encumbrance Tracking
The Liens & Encumbrances section tracks security interests:
Status Indicators

Linked Matters
When an encumbrance is released:
- The encumbrance shows "Released by Entry #X"
- The release shows "Releases Entry #Y"
- Click either link to navigate to the related matter
Assignment Tracking
When an encumbrance is assigned:
- The encumbrance shows current holder
- Assignment history is available in details
- Click to see the full assignment chain
Real-Time Updates
As documents complete processing, new matters appear on the runsheet automatically:
- New matters animate into their section
- Entry numbers are reassigned to maintain chronological order
- Flags are recalculated (e.g., a new release may resolve an open lien)
- The view updates without requiring a page refresh
When Matters Appear
Documents must be fully processed before their matters appear on the runsheet:
- Uploaded - Document received
- Split - Multi-document PDFs separated
- Classified - Document class identified
- Detecting Matters - Identifying which matter types are present (for complex documents)
- Extracting Data - Parties and matter details extracted
- Processed - Ready for runsheet
Matter Detection Phase
For complex documents that could contain multiple matter types (e.g., a deed that might include a transfer, mineral reservation, and easement), the system first detects which matters are actually present before extracting detailed data. This two-phase approach ensures accurate extraction without schema conflicts.
During this phase, the Documents table shows "Detecting Matters" status briefly before transitioning to "Extracting Data."
Troubleshooting
If you're expecting matters that haven't appeared, check the Documents tab for items needing review. Complete any pending split, classification, or extraction reviews to process documents fully.
