Platted recognizes over 280 document types commonly found in title examination.
How Classification Works
When a document is uploaded, the AI analyzes its content and assigns a document type. The system considers:
- Document title and headers
- Legal language and clauses
- Recording information
- Party roles and relationships
Common Document Types
Conveyance Documents
- Warranty Deed - Full warranty of title
- Special Warranty Deed - Limited warranty
- Quitclaim Deed - No warranty
- Gift Deed - Transfer without consideration
- Trustee's Deed - Transfer from trust
- Executor's Deed - Transfer from estate
Mortgage Documents
- Deed of Trust - Security instrument with trustee
- Mortgage - Direct security instrument
- Assignment of Mortgage - Transfer of mortgage
- Release of Lien - Mortgage satisfaction
- Subordination Agreement - Priority change
Lien Documents
- Mechanic's Lien - Construction/repair lien
- Tax Lien - Government tax claim
- Judgment Lien - Court judgment

Viewing Document Type
Each document in the Documents tab shows its assigned type. Click a document to see details including:
- Assigned type
- Confidence score
- Alternative types considered
Manual Type Assignment
If the system misclassifies a document, you can manually assign the correct type. See Manual Editing.
